S/he may have one that they can customize for you, or may draft it based on the points you raise, and of course will probably raise some points you hadn't thought of or seen in the sample contracts.It will require more time but at least doing it that way, you can have a more informed/intelligent conversation about various issues with the attorney.As far as pricing, I feel like this might be like real estate agents where there really isn't a "standard" price, and in fact you're probably not allowed to try to set a "standard" for the same reason that brokers aren't allowed to say/imply there is a "standard" commission (anti-competition).However I can say that I have seen that very often property managers will charge 10% of collected rents.

@Casey Maszle I think another important piece that shouldnt be overlooked is that you should be very well versed on the entire foreclosure process in your state so that when you speak with these people you can answer their questions build your own credibility by being able to answer them intelligently and accurately.

I know many of the members personally to be intelligent, honest folks who will truly help their fellow investors be smart about things, but I felt like the group I attended was the epitome of the word "frenzy" portrayed in my picture above.The education appears to be top-notch, but the MLM recruiting structure does bad things to the members and the prospective members--it sucks in people who probably shouldn't be in real estate, and for the members it turns all their friends into targets, LOL.

These are very suspicious to the IRS and if examined their first thought is going to be that you are "basis shifting" (meaning artificially adjusting the value/sales price to shift the amount of gain for one or the other party).
