They quickly became money pits, high vacancy rate, lots of evictions, tenants trashed the units each time, dishonest PM's one after another, so the units never cash flowed and I tried for 3 years to unload them, but I was getting offers from local investors for less than what I paid for, not including all the repairs and upgrades.

If you don’t pull them to expose the lumber and pay to put new drywall up and paint, then your only option I think is blow in expanding foam.

Because they manage Assets, they know who will be unloading its portfolio very soon , which loan of their portfolio is coming due, which of their properties is underperforming, which owner is going through some kind of financial hardship etc.

I have found trim to be better at the smaller places and sometimes lumber But drywall, paint and cabinets (depending on the type) cheaper at the big box stores.
