Hello guys,My business partner and I just had our construction project completed by our developer with a condominium building consisting of two units (one unit has access to its own rooftop and another unit does not have any access but both do have their own respective decks outside in the back).

In final analysis, I am not convinced that any asset is better.  

I am pursuing a BBA in Finance with a speciality in Real Estate.

- what if buildout takes 8-10 months– what if the restaurant doesn't meet revenue expectations- what if the lender comes back in final underwriting with 70% LTV or 6% rate– what if one or more of the apartment tenants moves out– what if etc …There will always be risks, but it looks like you have a good plan.

The answer is…. 5G Rooftop leases!

@Luther Wilson IIISo, you're aware that at any time, to infinity in the future, a land contract buyer could take you to court to make them whole - with interest & penalties?

A person as an image of the company is ALWAYS better than a crappy text logo with a "cleverly" added roof top  on top of the text.

I too have a degree in Finance and get the return on money thing, but when I was 7 my dad died and times were hard.Thank God my mom had paid off the house or we would have been sunk.

So far I've applied to Thompson Rivers University in Kamloops for the bachelor of business Administration with the intent of majoring in Finance.
