We have had to redo all electrical, some plumbing as it's an old building (1945), change a kazillion lights to LED, repaint entire apartment, remake some custom cabinets that had water damage due to floods/leaks in upper floors, etc. and replace all the original kitchen appliances that wore out / died.

I used Behr at Home Depot and like it.The first time I chose it 4-5 years back because it had excellent ratings at Consumer Reports (coverage etc.)By the way, is anybody using semi-gloss in areas other than bath and kitchen, just because dirt can be wiped off easier and it may save some re-painting after a tenant moves out?

I would definitely charge a pet deposit and make it at a value where if you needed to repaint the unit and recarpet that the deposit would cover for that.

Will need to replace downstairs carpet, and repaint some rooms inside the house. estimating that at $1,300--$2200 (800sq ft ) i'll do the painting.

Two or three day laborers to remove all the carpet and trash, some "Kilz" for the walls prior to a repaint, re-secure the electrical outlet and replace the missing outlet covers, some vinyl flooring, check everything for proper and smooth function, good to go!

If you have to pay more than $20, they may not be scamming you, but you can get the same education or information easier.Things that we spend most of our time and/or money on: plumbing issues (toilets and tubs), repainting, mowing and general yardwork, flooring (we lay Pergo type material whenever we have the time, cheaper over the long run), heavy cleaning, resetting cadet heaters, and appliance repairs.Study up!
