In many jurisdictions (Washington, Oregon, California & others) it is unlawful to contact people in foreclosure unless you are an attorney or real estate agent or loan officer .8.

Previously loan officers have not been very optimistic, probably due to her income. 

Post no trespassing and keep a deed handy to show the trespasser and the police.

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

I don't mean residential DSCR or other non-qm type loans but rather loans for office buildings, stipmalls, owner occupied SBA loans, etc...

I have a commercial office building under contract for 375k with 75K down. i have tried conventional, private lender/ hard money.Everybody  says it is a rural area of only 1700 people year round but it is a Tourist town.
