Most of the contacts (although not all) that are communicating on here are looking to sell newbies something. 

Numbers need to work, of course, but the people you invest with need to be transparent, communicative, and reliable. 

The property plans can range from a 2-5 year hold, 3-7 years, 5-10 years, etc...communicated up front with financing that matches that plan. 

I've been communicating with the gentleman for several weeks now, he's emailed me information on what he needs to qualify me for an FHA loan, however, I'm a little nervous because I live in Wisconsin.Has anyone ever worked with an FHA mortgage counselor/originator in another state?

QuickBooks is useful for keeping track of expenses (something most PM platforms give you as well), but it doesn't allow you to communicate with tenants, handle work orders, or sign leases online.

That's not to say you don't have to work hard with a fairly steep learning curve, but the risk of lawsuit goes down significantly (especially if you also communicate well and follow through on your promises).As far as taxes go, I would recommend you check with a CPA; however, I've found that the additional write-offs, etc have helped me on an annual basis overall. 

I think a common thread here is good communication and boundaries: I'll work with her to find a solution, and if we cannot make it work financially, we will have to find different accommodations for her.

Had to communicate with the local division, but ultimately, it was wiped away and I was able to sell the property within a month.  

In our specific funnel, once a prospect shows interest in our services, and ultimately matches our criteria, let's just say we don't let them slip through the cracks...Once in the funnel, we automate our communications with them until they become a customer... this includes direct mail (yes, you can automate usps direct mail), Ringless voicemails, texts and emails.
