Electronic Rent Collection - Is QB an options?

I am a new landlord with just one property, our first home. We bought a new place and retained our home as a rental. I have lovely tenants and want to set up electronic rent collection. I'm down to either Cozy, thanks to reading up on here, or QB online. I see that QB offers free ACH transfer like anyone else. So, is there a reason why I don't see anyone using QB as their billing software? I was interested in their basic online option that also works with the app to track mileage. Pros/Cons?
