I'm wanting something along the same lines and am interviewing with Barry Aldridge with Realty One Group Select. 100% commission and I've heard a lot of good things about them.

I would interview several different agents from those markets and choose the best one, a good agent should be able to connect you with all the other contacts you need like lenders, managers, general contractors, etc.

Don’t forget to make a list of property managers you’ve found and interview them.

The biggest thing is you need to find and interview people to help you.

I would suck it up and start fielding and interviewing for a new quality PM who will do their job, do it well, and than you can focus on being the investor not PM's assistant.  

One trip took us to Ogden where we interviewed a great property management company (Reeder Asset Management) and scoped out a lot of multi-family units.

As a RE agent I would highly recommend you interview multiple agents KNOWN for working with investors.
