Good afternoon, could anyone recommend a really sound title company and building inspector for a purchase?

Right now I am drawing up plans for the investment to include expenses, property managers, real estate lawyers, getting an LLC, building inspectors, sample numbers/projects, vacancy rates, maintenance costs etc...

When we went into contract they only asked for 3 day option period and they hired their own inspector.

I have a hostile tenant whose going directly to the local health inspector and building inspector to report any issues in what we think is to avoid paying rent.

Inspector I used for another property told me he knew a landlord trying to sell several houses.

I have numbers to the chief inspectors for some of these areas but they dont like out of towners.

The question I see, is if their policy covers it (when you get proof of insurance from their agent ask that question) and will the Building inspector sign off on the work. 

The transaction costs will be cheaper because the portfolio buyer can have one inspector, one surveyor, and title company bulk discount.

Our biggest set back was not even the setting up of power, it was the inspector putting the request to Edison, so that they could drop the line.
