You're merely proving my point that you have no business raising outside capital to invest in real estate.

Some exceptions can be made but the only real way around it would be to get a solid cosigner for the loan with a good W2.

Very cool piece of real estate, unfortunately it doesn't even make sense at the $650k asking price.

I know real estate is a long term play but you never know when you'll need access to that capital.There are turnkey companies out there that handle the entire process for you from top to bottom so it makes for an extremely passive investment.

As I see it, the only ways that real estate pays you well in the first 3-5 years is low to no leverage or a strategy that requires more work (short term rental, mid term rental, rent by the room, etc.).
