Lots of companies are trying to relocate or expand business to the city because of low cost of living and excess to outdoors.

And, then I house hack: my mortgage is cut dramatically and I'm saving money towards the down payment on the next one.Also, if you're looking to rent the property out down the road, a 3BR/2BA set-up with a private outdoor space (yard, patio, etc) is the most desireable.

She can smoke it outdoors, away from doors and windows so it doesn't waft inside.

Smoking should only be done outdoors and at least ten feet away from doors and windows, particularly if they are shared with other renters (e.g. apartment building).Marijuana is unlikely to cause permanent damage or justify painting the walls, but it does leave an odor and the residue on a wall can actually be harmful to someone's health if they are allergic to it at all.

There are also the added benefits (outside of the ADU) of getting a fully remodeled yard and outdoor living space plus a two car garage, neither of which I have now.  

(I live in Bankers Hill)We were taken off the State watch list 2 weeks ago and many restaurants have expanded their outdoor areas.

Always leashed outdoors and not taken into common areas except for ingress/egress of the rental.

Outdoors, good schools, shopping, dining, arts, etc.

I think it looks good though, and love the outdoor photos! 

I put in all new smart thermostats (dual zoned HVAC system), new mesh wifi system, outdoor surveillance cameras and doorbell cam.
