It needs some extensive prep work and has cathedral ceilings.

This tenant was consistently late with rent, but had made good faith efforts and stayed in communication so I granted a month-to-month extension of the lease in September. 

I currently don't have an extensive buyer's list being so new.

If you are planning on an extensive renovation, ask if you are in the correct policy.  

Could be those past bills were estimates and you now have an actual reading that “catches up” on past bills that were too low.Another thing is tenants running extension cords from hallway receptacles to run space heaters inside their units.If you have radiators, you want to keep heat on so that they do not have any potential for freezing up, but you don’t have to keep the temperature higher than say 60F.

There is no way I would consider doing that extensive of a remodel job with tenants in the house.

The entire thing was something someone decided to just cut the old trusses and plop and new set of extensions onto those trusses that was much bigger on without any knowledge of load bearing to the floors below. 

The seller is an agent/investor with a fairly aggressive negotiating style, and will mostly likely push for an extreme (multiple points) extension penalty.

As such, one always needs to file for an extension or rush to get your own return prepared.

Three days after cancelation, the seller agreed to pay any extension fees I would incur to keep the deal going.
