I've leased to unrelated parties (college kids) over 15 years and have seen a few issues between roommates.Through that experience I do one lease to a lead tenant who sublets.The lease agreement specifies that subletting is allowed with owner consent, such not being unreasonably denied but with approval.

Tenant agrees not to repair their dwelling or anythingbelonging to Landlord without prior written consent of Landlord. 

I looked at the audio recording laws in Ohio and google says it’s a one party consent state.  

It depends on the consent of the governed and gives the maximum freedom to the individual to choose their destiny and pursue their own goals.

They did not have my consent when they painted my house.

In this case the landlord needs signed consent to pull credit and the landlord pays the agency to pull the report.

They will provide you with a sample consent form - or wording for your consent form - to obtain the candidate's permission to pull their credit history.Alternatively, you can use RentCheck in Canada, but it may take a little time to have yourself or your company vetted to establish service.Checking the criminal background on your Canadian applicants is another matter.  

@Christine Mwai, month to month agreements, unlike leases, reset every 30 days and with proper notice allows the landlord to make changes to the agreement without tenant's consent- rent increases for example.

I added this to my lease+++++++++++++++++If Tenant retains possession of premises after the expiration date of the lease without Landlord’s written consent, a fee of seventy dollars ($70.00) per day shall be imposed until possession is returned to Landlord. (2) If Tenant hands possession to Landlord with the rental property extremely dirty, the holding over rental charge of seventy dollars ($70.00) per day shall be charged against Tenants deposit while professional vendors clean the rental unit.

ALTERATION: You may not make alterations or additions, nor install or maintain in the apartment, or any part of the Premises, any fixtures, large appliances, devices, structures, or signs without our written consent.
