Tenants leaving rental in fifthly condition.

Upon my pre inspection I noted the fifthly condition. I requested a list of cleaning to be accomplished before the end of the month. The tenant informed me they have no intention to clean.

I realize I can deduct charges from the security deposit. However I am upset about the days/time it will take to clean the rental unit. The new renters won't pay rent until the time the rental unit is clean.

I should change my lease so I can be better prepared for this. Any suggestions?

Were you assuming the new tenants would move in the very next day?  If so you may need to plan a little better between tenants.

Definitely deduct the cleaning charges.  You should be able to get someone in and get the whole place cleaned up within a day, even if you need 2 people to do so.
