In regards to the ARV, what is the best method to determine this?

If you are into trading or investing in stocks, then Norbert's Gambit is a method used to avoid currency exchange fees.  

Obviously a flip.If you are wondering how they bought it so cheap, look at methods used by wholesalers.

I'm going to use the Brrr method.

Currently I have one rental in Cary, and intend on acquiring more, probably mostly through the BRRRR method.

It seems like this is hurting my options (no surprise) but I am being told it makes the idea of buying a home through non-traditional financing methods and then doing a cash-out refi impossible.

So I don't think we can say what is the "right" method to do here but if you want to change to your LLC, then there's not really an issue in doing so from the loan standpoint. 

He's pretty handy, so he's looking for a fixer-upper that he can put some sweat equity into.I'm considering purchasing a house for him using the BRRRR method, but doing a lease option instead of renting.
