The problem with buying duplex is actually you buy two doors with the price of two homes , what you can do is you can buy single family in socal , the one with ADU, price would be 200k 400k cheaper than duplex while you can still attain 2k rent.

The market has definitely seen a little bit of a shift in our region but investments are still fully attainable, especially within the realm of rehabbing properties.

I just find with my numbers at least in Denver that the price point at which you can get into an investment is so much more attainable in a condo even with the HOA.
