It was very eye-opening and I encourage other landlords to do the same in their jurisdiction as I learned a lot.I watched all different types of hearings (i.e. landlords represented by attorneys, landlords not represented by attorneys, uncontested evictions, as well as evictions contested by the tenant both with and without witnesses on their side, etc).

The sales agent doesn't typically like it, but when a seller is at their financial wits end with a vacant home, they can't really argue that it's not in their best interest.

@Michael Roeder, every state has its own "statute of frauds", that sets forth the requirements for certain kinds of contracts to be in writing, signed, witnessed and/or notarized.
