24/36 month lease notarized?

I came across an article today stating that any lease over twelve months must be notarized. After looking into it a bit more it seems every article that pertains to this law is in the state of WA. Is this law state specific and if so does anybody know if you need to notarize a 3 year lease in MN? Thank you so much!

To file a lease in the recorder's office of deeds, you'll probably need a notary. In higher dollar leases, commercial with tenant's responsibilities for maintenance or infill, it is better to have a notary as you will for passing deeded rights of ownership. When your lease is longer than one year you are in essence passing title rights beyond customary terms and I'd suggest the notary. A notary never hurts, might be a logistical matter, but good practice. Know too, a lease over 36 months can trigger that due on sale clause. :)
