Wondering what everyone uses to keep track of financials/documentation and in general just stays organized with all of their investing. 

I would stay at your job.

Open to stay at the same hotel or move elsewhere.

However, the seller's agent expressed 'All tenants want to stay'.   

The husband would like to stay and get a roommate.My question for you is would this give us grounds to discontinue their lease if they need to move in another person to be able to afford it?

I am agnostic on geography other than looking to stay East of the Mississippi and out high tax/high regulation states. 

Hi Charles,I've been investing in Tampa for 20 years, and to be honest, I’ve stayed away from mobile homes for the obvious reasons—like depreciation and lot rent—but if you decide to go that route, make sure to aim for at least double-wide units for better financing options.

Its much more challenging for single family investing so consider living in a two fam to make yourself more comfortable or just buy an investment and stay in your home.

I go and stay at my STR a few times a year to check in on the property and make updates or repairs where it is needed.
