That said, according the the Austin Board of Realtors and the Texas A&M Real Estate Center, the median price of a home as of July 2018 is $405K in Austin proper, with surrounding cities (suburbs) at: Round Rock $278K, Pflugerville $265K, Manor $205K, Leander $261K, Kyle $215K, Hutto, $226K, Georgetown $287K, Cedar Park $325K, Buda $266K....so there are plenty of homes within close proximity to Austin that are more affordable.

Just to let you know where my thoughts are right now, I am thinking of the following:Doing- Bi-Annual HVAC maintenance - Annual Pest inspection - Bi-Annual interior/exterior inspection of each propertyNot Doing- Quarterly Pest inspectionTenants are expected to do:- Change A/C filters every 1-2 monthsPlease let me know, really need to round out my thinking here!

Additionally the City has a provision in it's code that a lot density calculation is always rounded down for SFR and up for MFR if it is over 50% of the minimum....that means that a 7,501 SF lot with a duplex could theoretically have a third unit added.Where I grew up the zoning was based on an R-1, R-2 ect where an R-1 was SFR on the lot, R-2 allowed duplex ect.
