Hello everyone well after watching dozens of youtube clips and reading some articles here, I've decided to take the plunge into REI!

I've watched videos on how to target tax delinquent properties and I have found how to access properties on the tax deed sales list (from Max Maxwell and other notable investors).

I watched a Tracy Z video where she illustrated the "1/2 the note for 1/2 the payments" thing. 

An egg laying session takes 30days germination so I watch the calendar for pro-active re-applications.

So my wife and I were having a picnic by the intracoastal watching the million dollar yachts cruise by and were discussing our plans. 

I know the basics of contract assignment and read about Joe Mccall's course on assigning Lease/Option contracts and watched his YT vids and my curiosity is piqued..Is there anyone in the greater New Orleans area doing this and has some helpful advice for a new kid?  

There were additional fees for the online proctor to watch you take their tests in order to pass the class, but those are the only extra fees I can think of. 

One for the ladies, who take forever, and one for the gents, who can't wait for the ladies.What do you need the third one for?
