In this capacity, they can give you MLS access to find potential listings for them and search for properties for their buyer clients.

While a group like the National Association of Realtors would also have this capacity, their interest is in protecting agents and brokers and not real estate investors so it is unlikely they would spend the money to develop specific and sufficient programs for this any more than the ABA or NAFCU would.

A superior lien does not have to grant any capacity to a junior lien holder, whether or not they become a title holder through foreclosure, any reinstatement rights.  

And it will NEED that extra equity too, otherwise you've come to the end of your borrowing capacity!

Its also nice to have the capacity to run some motion lights later if you need to off any line. 

I have always wanted to use real estate in some capacity to create additional income.
