I have a person for kitchen cabinet/countertop work, looking for general contractor can put electrical, bathroom together; carpenter/painter as well as on going maintenance.The quotes I got are either ridiculously high or they are booked till next year.

And its a few hundred bucks but you need a bond.. and to get a bond you need 700 plus fico generally and then you need insurance.. so it cost you over a grand to get this .. and not everyone is going to have the ability to get a bond  right.. 

@Jared F.You should consult an attorney when it comes to asset protection.A couple questions you want to ask the syndicator is how the entity is structured.If the entity is structured as an LP or an LLC - you are likely a non-managing member or a limited partner.So the question you would then ask the attorney is if you have additional protection investing as a limited partner/non-managing member in your individual names or as an LLC.I have seen individuals invest hundreds of thousands of dollars in syndicated deals.

Squeezing out a few hundred here or there is sometimes not worth it :)  Good tenants are hard to find in both residential and commercial world.

Matt, in thousands of units and hundreds of properties I'm surprised to say I've never run into this solution. 

There must be a hundred reasons, and I would be surprised if the denizens of BP weren't familiar with several at least.

If you search through the forum threads you'll find hundreds if not thousands of posts going back 5 years from people wondering if they can wait a year or two for the market to crash so they can get a better deal. 

I'm familiar with a hundred ways for building but for raw land I'm left guessing. 

Your tax professional will lament about paying $2000 in taxes one year v $200/yr over 10 years (it's the same damn number), but we're talking about two hundred grand, so this shouldn't be a hard choice. 

Spend a couple of hundred bucks and talk to a landlord type attorney.
