Most investors want to dip their toes into a 4-unit which is a great pace to start. 

There could be restrictions like a limitation to a second residence, whereby you might not be able to get loans for multiple properties.As for Spain, the risk lies in the incredibly slow pace and inefficiency of legal proceedings, including foreclosure and tenant eviction.

This is of course a bummer for me, as I'm looking for a solid investment and I can't imagine rent rates are keeping pace with these accelerating listing prices. 

The anticipated rebound in retail sales will also be driven by an acceleration in the pace of vaccinations, which should allow for broader economic activity, even as the rate of decline in new COVID-19 cases has leveled off.

If we remain at this same pace of new lease signings we could approach "normal" vacancy before the end of the year.

Local conditions here (South FL) are showing a fast paced market with less properties for sale than anytime in the last 15 years. 

Mine is typically on a 3-5% increase however 6 months ago it was at an 8% pace.

As far as location, Newark is growing at a very good pace but you do have to do your research on area.

I worry that by although real estate is more expensive in Kelowna, it may appreciate at a much higher pace in coming years and i may miss out on that appreciation (FOMO).
