We just found out this morning that someone broke into our very first flip that we have up for sale, stole fridge, microwave, dishwasher, stove/oven.

If someone were to move in on the 11th, I'll take deposit, plust half months' rent and give them free until the 15th, like @Dawn Anastasi .

Who knows, may be I'll be on vacation in the bahamas one day and the tenant has a broken dishwasher and he/she may repay my kindness by waiting a few extra days (yeah, fat chance).So my approach of not being too harsh on a strike #1 has bit me on my *** because some saw this as a weakness.I like the idea of a post dated check for several months.

Then it dawned on me, wait how can I wholesale this to someone else if this thing isn't even close to free and clear?
