@Douglas GratzI’d be careful in assuming that Class A SFHs appreciate faster and the real money is in the capital gains when you sell, which may be true on the county assessors assessment year after year, but when you look to unload your Class A SFH rental, plan on making capital improvements to bring it up to date.

We actually believe the property to be much cheaper than the current market value for this area, and the seller has run the property by various realtors and they told the owner they could get a lot more than our asking, but enter “motivated seller” and they are ready to unload this property.
