These tenants may not be paying their rent on time and the landlord's just may be fed up being in and out of court. This climate can cause a landlord to unload some properties and get rid of the headaches these tenants provide. You can contact these landlords and tell them you're a local investor/cash buyer and you are looking to buy a few properties. Ask them if they are looking to sell any of their property. You can access their contact information by visiting your county or city’s district court or rent Court. Ask for the “Pinks” or the “Pink Slips” which show the fed up landlords who have Active cases.
