I've been lucky having level or smooth floors so I've used the 5mm mostly.

This keeps things moving smoothly . 

We want to make sure things are running as smooth as possible.I'm sure you know, and in full disclosure, we fired one of the local Provides we used to work with there because of poor communication, slow response, and declining performance (on their properties and management). 

The scheduling can be annoying, but hire good contractors (or do good work yourself), and the inspections should be smooth.

I'm very interested in this topic and would like to know the more filtered result or info, This will be really appreciated and help a lot for my investment decision.Plus, if possible let organize a team to share agent, mortgage broke, insurance, property manager, handyman info, this will help all of us to make the process more smooth and efficient. 

Its been 9 months now and besides replacing a boiler, everythings been smooth.  

Any tips on a smooth closing?

I wanted to give the former owners something to help them out, hopefully ease a small bit of the pain of eviction, and create a smooth transition.

So now you've gone thru the "cosmetics" Kitchen remodel/bath remodel/opening up the floor (and don't forget the cost of the "supporting beams") , new flooring, paint, smooth ceilings; don't neglect the structural aspect and exterior - electrical upgrade?

Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.
