Sometimes I feel like we are saturated with rentals because when I look at Zillow there are so many out there.

As a general rule, Phoenix has one of the highest per capita property management company saturations in the nation. 

The San Juan area is pretty saturated and because of that there is no proposals out there to limit STRs and even eliminate STRs in residential areas.

Unfortunately the market is saturated and it’s putting downward pressure on pricing.

We are slower than we were in 2020-2022 due to COVID boom being over and there is more market saturation.

The reason I ask is that many popular areas are starting to be saturated and competition is hurting occupancy levels.Not saying that is the case in your area, just interested if you checked on the level of competition before pulling the trigger.

I'm from Houston, so the market here is way over saturated.

With the mad rush into AirBnB and STR over the past few years it seemed likely that, in the case of a market change (which seemed most likely to be caused by an over-saturation of STRs, but it turns out a global pandemic will do it, too), these dolled up STRs would pivot into the long term rental space. 

I enjoy the nightly rental process but my market is saturated with these types of properties.
