Looking for expert opinions on this 13 unit deal analysis in Fajardo, Puerto Rico

Here's the report. FYI, the asking price on the property is $450,000. A nearby 12 unit was sold for 372,500 in December of 2021. It's a coastal town in Puerto Rico, that is known for having most of the marinas in the island and a couple of well known resorts nearby.
