You want to be thorough and legal, for sure... but I am not sure there is an exact formula for any one lanldord... apart from the hard criteria like felonies and credit scores, it can be as much art as science.For your example above, don't forget your ad also can screen tenants by its term (think location, price, pet policy, amount, etc).

But the water went only partially into the living area - we may have been able to salvage that part of carpet if not for the tenant's significant damage to it (pet stains and ground in dirt stains.)
