They do pretty well, but since they're in an area that's not walkable and not by a metro, their momentum is a bit slow. 

It gave me momentum to move forward but also a really difficult time target to replicate.

Numbers don’t make sense in my market to do anything but a house hack without putting down a large % down payment(open to suggestions if you think otherwise), but I want to build momentum, learn the ins and outs of investing/being a landlord and this seems like the most realistic and cost effective way.

However, I am looking for an actionable step in order to learn more and build up some momentum for myself.
