Mid term rental NOVA

I'm looking into buying a property to mid term rent in the northern VA region. Right next to the pentagon. What resources are out there to start reading about on how to operate them? Find tenants? What size units work best?

Going to explore the forums after posting this but any books, podcasts or people that you would recommend to guide my research would be greatly appreciated. Thanks!

 Proximity to metro is always a good selling feature. You have 3 close by jurisdictions, so understanding the laws in each jurisdiction will be vital. Short term rentals are allowed in the City of Alexandria, but generally not in Fairfax or Arlington Counties unless owner occupied. Anything over 30 days will be regarded as long term rental by the government jurisdictions in the area. Even when compliant with stays over 30 days, Fairfax County has been known to be a PIA on the issue. Condos will typically require leases to be a minimum of 6 months or 1 year depending on the building, so will not make good mid terms.
