Do not fall for any sob stories or anything that cannot be verified.Finally, have the tenant do an electronic transfer or have them go to the bank and make a deposit directly to you account.

Of course, you could also do "assistant" stuff, like helping them run comps, schedule showings, etc - making the arrangement a win-win.Note there are certain things you cannot do as an unlicensed assistant (like show properties to prospective buyers or possess an electronic lock box key), but it's a huge step towards being more independent and thus less dependent on your agent to do everything for you.

Select a software where you can:-- reconcile your bank accounts including operating  (one software for accounting and management)-- budget, forecast and asset management-- payroll -- pay bills electronically to vendors, owners and tenant deposits (no printing and licking the envelope - savings of $8.00 + a check)-- all your management needsIf you are using excel and other software you are already doing double entry.We like Appfolio, Buildium, Propertyware, Yardi and love QuickBooks.

As far as the lease, you should do that in advance and use an electronic tool like docusign, Adobe, or Sign Now to get the electronic signature.
