Triplexes and quadplexes are rare and if they are up on the market they are either new construction and very expensive with no cash flow or they need a tremendous amount of work.

For example if your condos are on the ocean on pilings, and it's time for the pilings to get replaced, you could get hit with a hefty HOA charge to cover the construction costs.Hope that helps.Mike

With 30% down your options are thousands of lenders.Why is it unwarrantable- master policy not enough coverage; low occupancy rate; HOA reserves; cannot be rebuilt or repaired; pending lawsuit in the less than 10 year after built for construction defect; flood zone with no flood policy...?
