MD REIA or Baltimore REIA would be the closest to you but there are lots in the greater Baltimore area.

If the seller is asking for almost 500k per property and the closest comp is 310k, something is wrong.

Doesn't happen, I need to be taken out for a steak dinner first, otherwise I'm too busy running around with people for a white castle to be of any use to you.Generally speaking there have been 10 lookie loos this week and when you call and say "I know I don't know you, but I am real easy to work with and you won't be doing much work.

The closest thing to me is a college town and the rent there is outrageous.

I'd also ask the 3 geographically closest small local banks to the property, as we all know, real estate is local and banking tends to follow that same path.  

Green Bay average capo in Class C property is 7.5% and that's going to be the closest data point an appraiser will likely be able to find.
