That right there is the stinking thinking that is driving this insanity and will lead to blood in the streets. 

Doesn't it just boil your blood with some of the company we keep in this industry?

Some of us are on sideline watching and waiting for the blood on the street.

I don't have an overall recommendation for you, but here are a few observations.First, I really don't think you can underestimate the value a W-2 job brings to your ability to obtain financing, which is the life blood of buy and hold.  

I do agree there are some wholesalers that are trying to squeeze the blood from a stone but I hope this is more of an exception than a norm.

Resists chemicals, urine, blood, MEK, acetone, oil, vomit, the whole 9 yards.  

Escondido and City Heights were 2 areas in San Diego that made sense from a cash flow standpoint back in 2009 and 2010 when there was blood in the streets.

I believe in using debt to buy real estate, but it comes with inherent risk already and people's natural propensity to spend more or more spend more easily when they are spending something other than the money they earned through blood sweat toil and tears only increases that risk.  

Since this was more of a convenience idea and there was no bad blood, we decided to just maintain the status quo until we want to sell the property completely so we can both use 1031.
