Use an acrylic latex painters caulk like Dap ALEX found just about anywhere even Walmart.

Painter, have them apply Kilz  original  oil based, then paint the house, and have the floors profshionally steam cleaned. 

Actually, that goes for wherever you buy things...Also don't underestimate the value of a good Painter.

Find the best support team of agents, handymen, hvac, electricians, cleaning crew, painter and a landlord tenant law advisor (you can even join your local Apartment Association for ~$30 a year.. they have a good lease and put on great weekly training 1 to 2 hour sessions on current topics.Your properties will be worth more to you thanyou can imagine in the next 10 years.

Now when a rental turns over, I pay cleaners, carpet cleaners, a handyman and painters to do it all for me.Now, I just need him to sign loan docs so I can buy a new property every now and again.

I had honestly never painted an interior of a house until I was 25, so each room I got better and better and will be that much quicker next time or will know what a painter I hire should not do when painting and will be that much better talking with them.@ Jon, I'm not sure what your handyman expertise is, but the house I picked up to live in and work on while living there didn't need near the work this one you're looking at will need, but just painting the whole thing and other minor fixes and installs can be daunting and seems never ending.
