you shouldn't even be using word and excel. office in general slows down the computer. i use office libre or open office.takes a little used to since it's a different look, but for moderate use, it's amazing.i like 10. i had printer driver issue, but the internet helped me solve the problem.

Not that it couldn't happen, but every homeowner violates a bazillion other provisions in every note the minute they bring hazardous substances into a home like gasoline, oil, Drano, alcohol, Clorox, etc., and you never see a bank accelerate a note for that.Long story short, you could have this deal wrapped up today without any additional expense and be cash flowing later this week.

Right now, in areas of moderate to high desirability, it is difficult to find properties that will cash flow at 20 - 30% down, which I believe is a reasonable down payment assumption for the purpose of discussing cash flow.
