I filtered it down to a unit the same size as mine (fully self contained 1/1), then further filtered by pet friendly because our accepts pets, then further filtered it based on amenities and decor.

This means you're subject to the furnishings, decor and amenities the owners have chose and this will either help the property rent or ensure it gets passed over.

The only thing I can really come up with is design/decorating, and making your unit visually more appealing. 

I think one area that gets overlooked is the way a home is decorated.

From exterior curb appeal to interior finishes and decors, everything needs the vacation touch.

There are a few nearby lodges which were built in the 70's - very dated paint / decor inside and outside the building, no modern HVAC, etc.

It is 6 blocks from my other properties, similar amenities, similar decor, the only difference is it's my first property so a lot more reviews than the others & it has a city view that the others don't have.

@Michael Plaks You did not mention that with regards to STVRs material participation includes being involved with co managing : construction, decorating, landscaping, of new construction.

I also get a lot more interest in rooms that have a private bathroom than when I offer the same room as a shared bathroom (and it's decorated very tastefully).

Incorporate GreeneryBudget-Friendly Decor: - Add low-maintenance plants or succulents to bring life to the bathroom
