Roofs are expensive, but a house with a new roof and AC in 5 years is likely worth more than a house with those components in poor condition today.

There should absolutely not be any structural component to this project, but if you're going to cap it off, be sure it doesn't go anywhere...... :-)I would think this project would run less than $500, maybe only a couple hundred.....

I am looking to self manage this property, and outsource cleaning, maintenance, and any other unexpected issues. 

Make sure that you've compensated for your lack of experience with your knowledge and education and have enough capital set aside so you're ready for any unexpected expenses!

Had unexpected issues come up during rehab and the market didn't respond like we thought it would Bought it 50/50 with a partner we'll lose a few bucks each on it.

They knew the monthly payment component wasn't reliable, so they purchased them, and unloaded them for the "cash profit today" option, as fast as possible, rather than the longer term "collect monthly payments" option (which, if there are going to be monthly payments, is generally more profitable [especially if they were ARMs that go up in interest rate & payment over time{1}], that's why everyone wants you to sign up for a monthly subscription for this or that).

Whether the agent didn't think to ask the listing agent if other offers were coming in (some agents won't even tell you yes or no to that question), or if another offer came on the radar unexpectedly, it is what it is.  

That's not counting any unexpected large expenditures.

It was a sudden, and unexpected death and I didn't have keys, had never met a tenant before.
