Since then, we had a dreadfully s l o w turnover, significant cost overruns, incorrect data submitted to their chosen collection agency, a squatter who apparently moved in via their remote showing technology, about a month passed before GJ realized my "vacant" property was illegally occupied, all of the property's historic data disappeared from their portal, and another dreadfully s l o w turnover.I cannot in good conscience recommend Great Jones based on my experiences thus far.

You would be amazed at how doing your own research puts you far above most investors.I've done LO's in TX for 9 years and after 2006 the rumor mill went rampant and part of it was due to attorney's that had land trust courses, and also due to people not reading the actual law.

Then there's the market cycle and continuum "timing..." which 'insiders' like the founder (former Saloman vice chairman, and co- developer of the same "mortgage backed securities" derivatives that caused much of the "robo- signed, toxic debt" baked into the 2007- 12 cake, now worth around $2 billion with his 80 page LO 'agreement') would likely have been capable of "doing the numbers on?"

I'd do a little more dialing for dollars (your network, REIA, this website) to find a residential LO that is investor friendly and licensed in your state, rather than walking into a bank or calling a 1-800 number and speaking to whomever isn't busy at the moment and taking their "no" as the end-all be-all (it's not that they aren't busy because they are waiting for YOU to walk in or call, they aren't busy because they are waiting for a W2 husband/wife buying their primary residence to walk in or call... that's all they know how to handle - hence them not being busy when you walk in or call!).

- If you go DSCR route I would watch for prepayment penalties if you are looking to sell as I see a lot of 5,4,3,2,1 which can be tricky- Lease Option vs normal rental is a whole other strategy in itself but I like LO as they tend to me more profitable.Good luck
