Update #1I was super excited to find a possible 3 flat building, which was newly listed on MLS.But my excitement quickly turned to horror as: Unknown property conditions of 2 occupied unitsOlder, possibly original, electrical wiring that needed updating immediately (vacant unit had 1 electric outlet per room)Seller is deceased, estate now held by sister who lives in New York, who has never visited buildingPossible water/roof damage as warping and thick cracks appeared in stairwells/wallsOlder, leaking windows Questionable plumbingBIGGEST DEAL KILLER: EXPOSED ASBESTOS WRAPPED AROUND ALL PIPES IN BASEMENT!!!!

I'm in the thick of my first residential assisted living remodel down in Austin.Considering a $500K 1800 square foot house that needs work in Austin rents might rent for $2500 if in a desirable neighborhood (more like $2000 otherwise), it makes a lot of sense to find another model to make a property have positive cashflow.Other states have lower caps on residential small type B facilities: Arizona 10, California 6, Colorado 10.

Previous owner literally did one building but no taping, fire caulk or inspections. 4 of the units require me to pull up flooring and pour on a concrete leveler to a certain thickness over the subfloor to get my rating between those units and the studios.

It's hard to tell without looking if a roof can still be good for another 2 years or 5. 2 layers is pretty thick and depending on the slope of the roof, can go for a third layer if on a budget.
