Good day B.Peeps!

I’m a licensed agent/soon to be investor, in Chicago and I’m purchasing my first multi-unit building, which I will “house hack” and occupy one unit! I had my credit ran, I know my loan approval amount, and exactly what type of property I want; Please advise on any ideas/tips on how to proceed...i.e: what property conditions to avoid, rehab pitfalls, loan issues, and such?
