Hi,I have been investing in Securities for a while, but I would like to start building a portfolio of Real Estate Positive Cash Flowing Properties in Ontario (Hamilton, Barrie, Oshawa, or Toronto).

When reaching out to secure financing for an STR, there are a few things to keep in mind.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

That includes additional homes (and portions thereof) titled in the individual's name, bank and securities accounts, future paychecks, etc.

The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

Also, if I am self managing, can I log 16-24 hours per day if I am doing things like monitoring security cameras throughout the day, receiving and delivering renter's mail, responding to whatever needs/concerns renters may have, etc., and if I am available to my renters after hours / through the night?

It turns out the boyfriend has been charge with abusive behavior and has been issued a restraining order by the courts that essentially evicted from the home.Due to the fact they both did not strong credit, I had initially taken 2 months rent from them as security deposit, with the understanding that 1 month would be returned at end of 1st year lease if they decided to renew. 

I actually ended up securing a lease on the third, but took a 2.5 month so I'm already concerned for next time ha.

Will there be a security system or security cameras on the property?

They went to go stay with their nearby relatives but I do see them coming in/out of the house through the security camera.
