You really need to compare what ancillary services you use the most - eg online rent collection, ACH payments to vendors/rental owners, tenant screening, e-leases, etc.

Hi Chris,If you're concerned about the delay in payment you could have your tenants Venmo you their rent, or you can get ACH direct deposit instructions from your bank so you can have your tenant directly deposit their rent into your account and you can cut out the middle man.

You cant make this stuff up…In July, an applicant contacted me about renting an upscale home I own in NY. 720 credit and no evictions, he paid the realtor with a check and made the deposit and first months rent through the web portal (ACH).Second month paid on Sept 4, and by Sept 9th all ACH Payments had been reversed by another person on the checking account (I was not aware an ACH payment could be reversed).

In the last 10 years we have run a turn-key company and bought, renovated, leased and sold 500+ properties just int he charlotte area. the $25-50k price range only bring a lot of heart ache in my experience.

QB sent the invoices out automatically each month and then matched the payments but they started charging $10 per ACH and that started costing me $450+ per month.
