I have looked into REI guard, but didn't think it was enough coverage.  

USAA will be able to offer thatIf you will not be living in the property, REI Guard and Real Protect will be good alternatives.  

Call a professional eviction agency or security guard and boot him out.

We have a property manager in town that manages it and handles the bookings and we also obtain bookings ourself by using vrbo.comThe property manager charges us 20% which i think is high, but they handle everything (including the phone calls from the security guards in the middle of the night if there is a wild crowd staying there).

Finally cut our losses when house hit what I thought to be best value relative to ongoing losses.We learned a lot from that house - it was a nice property in gated/guarded/golf community (i.e. high HOA fees).
