Ra has to be very high concentration to the point getting department of health excited.  

They will be the big losers so concentrate on cash flow not appreciation

@Ararat Vardanyan I purchased this duplex in 2016 back when the market started coming up in northeast area, I try to concentrate on zip codes 19114,19152, 19154 since you still can get a decent deal here and good, qualified tenants.Location is close to 95, Roosevelt, Turnpike, local strip malls which is appealing to renters, and no problems with parking. 

Concentrate on the deal.

Since you already picked a strategy, house-hacking, concentrate on educating yourself on it by reading books, and blogs and listening to podcasts, as well as directly reaching out to folks that are doing it now.

Burnt out cars may not be removed for free but in the bigger picture you will lose more concentrating on this instead of getting the property back in service.

Then you need to decide what niche within it you'd like to concentrate on.

I tend to get stuck in information overload too so concentrating on one strategy and one book at a time is great advice.I also tend to over research instead of actually doing.
