Seller is wants to kill deal if we test for Radon!?

I'm in the process of purchasing an occupied multi-family investment property. I booked an inspector to come out in a few days to test everything. The seller heard we were testing for radon and threatened to kill the deal if we do. Any idea why the seller would do this?

If you spend any time reading about radon online, you’ll quickly find your way down a rabbit hole similar to the whole ant-vaxx movement.

Some people don’t think radon is a big deal, others see it as the end of everything (ok, that’s probably a bit exaggerated). In reality, it’s somewhere in between.

The home I’m living in now was tested and averaged 11 (EPA max is 4 over 24 or 48 hours). The testing is more complicated, but I had a radon fan and piping installed by a certified contractor for less than $1,000.

The house I was selling tested at 2.4. But the buyers had a new baby, and wanted to get it mitigated. They paid for the installation which was about $1,500 (in NJ where everything is more expensive)

Do at the end of the day, just figure in $1.000 -$1500 to your Reno budget and move on. You can get it tested after you buy.

Also take a walk around the neighborhood and see how many houses have the telltale fan/pipe combinations. You can get a good feeling that way too.
