As far as your advice of selling it now I would suggest instead maybe the possibility of treating as a Short Term Rental to command higher rents.Also, -250 a month to own an asset that will increase in value by inflation and be paid off primarily by someone else is still not a bad investment...

I like tenants with dogs as I am usually able to command a pretty nice premium on the rents, and my tenants with dogs end up staying longer since it is hard for them to find a place that takes dogs.

Most C class neighborhoods will be 3/1 or maybe 3/1.5 and that is fine, however, a 4Br will always command a premium and rent quicker.
